President, Dream Outdoor Resorts

Robert Preston

Robert Preston is the Co-Founder of Climb Capital, a real estate investment management firm specializing in outdoor hospitality and RV resorts. In late 2023, Robert accepted a role as President of Dream Outdoor Resorts, DLP Capital’s outdoor hospitality and RV platform for which Robert will be spearheading the growth and direction. Robert will also be leading much of his experienced staff from Climb Capital in joining Dream Outdoor Resorts, along with recently added experienced senior directors and directors. Robert brings to DLP Capital and Dream Outdoor Resorts deep knowledge and expertise in value-add RV resort acquisitions, as well as multifamily and single-family housing. He also brings to the equation the commitment and integrity that comes with 15 years of honorable service in the U.S. Marine Corps, where Robert was an MV-22 Osprey pilot and Naval Flight Instructor, exiting at the rank of Captain.

Robert began his real estate investment career rehabilitating distressed single-family properties before progressing into multifamily workforce housing, primarily along Florida’s panhandle and in Alabama. Under his stewardship, Climb Capital has grown to $60 million in assets under management. Robert guides all aspects of the investment lifecycle, from due diligence and acquisitions to exit strategies. He has successfully overseen the complex investment and disposition of a dozen commercial properties.

Previously, while in the Marine Corps, Robert’s varied experiences as a pilot included supporting special operations and insertions/extractions, logistics deliveries into combat zones, air refueling operations, and he piloted aerial command-and-control missions that enabled flag officers to oversee combat operations from aboard. His deployments included Afghanistan, where he and his crew survived dust storm crashes as well as night air-to-ground firefights in Taliban-held Helmand province.

In civilian life, Robert carries forth commitments to “faith, family, and freedom.” He is a proud husband and father of four, two of whom were adopted. Robert and his wife are licensed foster parents. The family owns three horses, including a mustang acquired near one of his favorite RV trips to the West. Robert serves on the board of the Safe Harbor, a crisis pregnancy medical center in Pensacola, as well as on the board of a faith-based non-profit in the region. He is a deacon at his local church.

Robert also owns the Hangar American Grill in Milton, Florida, which in addition to serving fun American fare, supports the non-profit Wingman Foundation that provides housing support to families of fallen military aviation members.

Robert holds a B.S. in Economics from Clemson University in South Carolina.
