The DLP Accelerator Program features a 24 month curriculum that blends intense professional education with real world experience in a rapidly growing organization. The program is built on the principles of teaching the hard skills analysts will need to grow in their career, granting real world experience that allows the analysts to thrive in DLP’s fast paced environment, and developing leadership skills.
Serving as part of the Accelerator Program, this high potential new hire will perform the role of an Investment Analyst while learning the business, completing required program coursework and gaining valuable exposure to all facets of DLP Capital's operations. In the role of investment analyst, this analyst will be tasked with evaluating multi family housing opportunities in acquisitions, dispositions, and financing through the analysis of Rent Rolls, Income Statements, Discounted Cash Flow / DCF, market & submarket data, and more.
What you have already achieved: (Requirements)
- Recent college graduate (within the past 2 years) with area of study in a related field - finance, business analytics, real estate preferred
- Strong analytical skills
- Ability to travel as needed
- Strong Excel skills
- Willingness to work in different roles throughout the program including remote assignments
What you are great at: (Responsibilities)
- Attend company and industry events
- Support Asset Management, Capital Raising, and Investor Relations teams.
- Engage in significant dialogue with lending staff to assess the viability of new loans or strategies related to the renewal of existing loans, focusing on repayment terms and loan structure.
- Play an active role in due diligence, coordinating with Real Estate Management and Construction teams.
- Assist in updating analysis throughout the DD process; debt placement; partnership structure changes; etc.
- Contribute to acquisitions, investment memos, and overviews.
- Prepare cash flow analysis, financial modeling, etc. using company spreadsheets and tools.
- Calculate IRRs; pro forma cash flows; multiple partner waterfalls; etc.
- Conduct debt placement analysis.
- Identity both areas of risk and opportunities (SWOT analysis)
- Conduct multifamily analysis, including examination of rent rolls, income statements, discounted cash flow (DCF), market/submarket analysis, rental market surveys, and the evaluation of investment opportunities. Perform granular month-by-month lease-up strategy analysis.
- Perform all tasks related to the Accelerator Program.
- Complete Wall Street Prep coursework as assigned.
- Identify areas of intense concentration to be utilized during a capstone project within 1 year of start date.
