Job Description

The Vice President of Revenue Management serves as the strategic owner of pricing and revenue optimization, ensuring that every revenue decision supports the firm's broader objective of maximizing long-term asset value and investor returns.  The Senior Director of Revenue Management is responsible for maximizing revenue, occupancy, asset value, and portfolio performance through strategic pricing, inventory management, demand forecasting, and revenue optimization across DLP's U.S. real estate portfolio. This senior leader develops and executes portfolio-wide revenue strategies that optimize Net Operating Income (NOI) while balancing occupancy, resident quality, customer experience, and long-term asset appreciation. The role sits within the Real Estate Management & Investments department and partners with, Property Operations (DLP Communities),  Marketing, Accounting, Legal and Executive Leadership to drive superior financial performance. The position oversees revenue management across multiple asset classes including: Multifamily Apartments, RV Parks, Park Home / RV Resorts, Build-to-Rent Communities, and Manufactured Housing Communities.

What you have already achieved: (Requirements)

  • 10+ years of institutional revenue management experience.
  • Experience with portfolios exceeding 10,000 residential units or equivalent.
  • Experience across multifamily required. Experience with RV resorts, manufactured housing, hospitality, or resort operations preferred.
  • Deep understanding of pricing analytics and revenue optimization.
  • Strong executive communication and presentation skills.

  • Develop and execute enterprise-wide revenue optimization strategies.
  • Establish pricing philosophy and revenue management standards across all asset classes. Lead portfolio pricing including: Market rent optimization, dynamic pricing, lease expiration management, renewal pricing, new lease pricing, premium pricing, ancillary income optimization, seasonal pricing strategies, RV transient vs long-term stay optimization, park home rental pricing.
  • Partner with Marketing to optimize lead generation and conversion by aligning pricing with marketing campaigns, monitoring lead velocity, measuring conversion effectiveness, evaluating digital advertising ROI, improving customer acquisition costs and coordinating promotional campaigns.
  • Maximize portfolio revenue while maintaining occupancy and customer satisfaction objectives.
  • Identify revenue enhancement opportunities throughout the customer lifecycle.
  • Recommend pricing strategies that maximize long-term asset value rather than short-term occupancy.
  • Develop sophisticated forecasting models including: Occupancy, revenue, lease expiration, seasonal demand, market absorption and concessions
  • Maintain comprehensive market intelligence including: market surveys, new supply analysis, demand trends, migration patterns, employment trends, demographic changes, hotel/RV competitive landscape.
  • Partner with Asset Management to improve property performance by identifying underperforming assets, diagnosing occupancy issues, optimizing pricing strategies, evaluating concession effectiveness, supporting repositioning efforts, supporting renovation premiums and measuring ROI on capital improvements.
  • Support Acquisitions and Investments by assisting underwriting assumptions, market rent validation, lease-up strategies, revenue projections, investment committee presentations, due diligence reviews and stabilization assumptions.
  • Provide accurate, thorough and well articulated timely institutional-quality reporting including portfolio revenue dashboards, weekly pricing reports, occupancy trends, leasing velocity, market comparisons, revenue variance analysis, budget vs. actual performance, pricing recommendations and executive summaries for Investment Committee. 
  • Leadership: Lead enterprise Revenue Management function, build and mentor a high-performing revenue management team, establish portfolio pricing governance, develop SOPs and best practices, train Regional Managers and Property Managers on revenue management principles, create a culture of data-driven decision making.
  • Maintain business relationships with general partners/developers, management agents, lenders, contractors, and third-party consultants as it relates to the flow of relevant and timely asset related communication 
  • Monitor investment and property performance to preserve & increase the value of the investment throughout the asset life 
  • Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks. Analyze data and present actionable recommendations to senior leadership on a monthly and quarterly basis, driving performance relative to the original underwriting strategies or business plans. 
  • Work with internal and external property management teams to drive asset performance in accordance with the approved budget and business plan
  • Perform other duties related to revenue management as assigned or required
