Founded by Czech explorer Augustine Herman in 1660, Bohemia Manor Farm is one of the oldest properties in Maryland, with a rich history steeped in agriculture and hospitality.
Today, the property boasts a meticulously restored manor house flanked by on-site vineyards. Bohemia Manor Wine, a private-label Pinot Noir, is cultivated directly from the estate’s vines and produced in-house at a state-of-the-art wine production facility. This historic property fuses tradition with modern luxury, offering guests a one-of-a-kind experience that blends history with contemporary hospitality.

It also features a Georgian-style manor home, inn/bed and breakfast, and two cottage guest houses, all constructed between 1920 and 2019. Development and Rehab Plan
The sponsor for this project is VIVÂMEE Hospitality, a nationally recognized hospitality operation with significant experience in luxury residential and hospitality construction.
Husband and wife owners, Josh and Melanie McCallen, plan to enhance the property’s event space by focusing on expanding the winery and venue for weddings and corporate events. The rehab will include improvements to the kitchen, manor house, pole barn, sitework, infrastructure, and Augie’s Beach Bar, the estate’s waterfront destination for food and drinks.
The plan also calls for upgrades to Bohemian Manor Farm’s IT infrastructure and additions to the property’s inn, which will bring the total to 25 rooms. These improvements are expected to significantly increase the property’s competitiveness in the market and potential for revenue generation.

Previously, we provided debt financing for McCallen’s Renault Winery Resort project in New Jersey, which proved highly successful. This partnership demonstrated McCallen’s ability to execute high-quality hospitality ventures and underscores the value of DLP’s long-term collaboration with him.
The loan is also supported by Chad Gallagher, an experienced real estate investor and entrepreneur who has acquired over 200 buy-and-hold units across Pennsylvania and Maryland. He was previously the co-founder of SlateHouse Property Management, which managed over 5,000 units before it was sold to Home365 in 2021. Gallagher’s extensive experience and strong balance sheet provide additional security for the loan.
