From Vision to Impact: Inside DLP Capital’s Investment Tour

This February, we gathered in Northeast Florida to witness the impact of thoughtful capital at work. Current investors got a firsthand look at the outcomes they're helping to drive across communities, while prospective investors caught a glimpse of what their capital has the potential to create.

A fund report can tell a story in numbers, but it can’t capture the feeling of walking a block that didn’t exist a year ago—the hum of construction in the air, a handshake with the developer, and the realization that it will soon be a place that serves and strengthens the community. That’s why seeing it firsthand makes all the difference.

Our Investment Tour experience is designed to do more than inform; it is an ongoing way for current and future investors to connect with the impact their capital can create. By welcoming attendees from across the country—and around the world—to Northeast Florida, we’re providing firsthand access to our latest projects in real time. Touring communities, visiting active sites, and meeting the people behind each project offers a closer look at how capital is put to work and the outcomes it helps shape over time. It’s this principle—experiencing true impact in action—that guided the itinerary for our tour. 

Island Oaks

The tone for this event was set well before the tour even started at Island Oaks Resort, part of DLP’s sister brand Living Fully Resorts, where guests stayed in cabins during the event. Throughout the experience, guests enjoyed moments of connection, capturing the purpose behind this property. From a welcome cocktail reception that brought together investors and impact-driven professionals to a shared breakfast under the pavilion, these moments offered an immersive look at the environments we aim to create and the important role they play in bringing people together.

Johnson Commons

At Johnson Commons, attendees visited a 37-unit townhome community already taking shape in Jacksonville’s historic LaVilla neighborhood. Touring the finished units showcased the quality of construction and design, bridging the gap between learning how a project is financed and seeing it come to life.

The group also heard from the project’s sponsor, Corner Lot Development Group, a long-standing DLP borrower and the focus of this quarter’s Sponsor Spotlight. Seeing the project’s progress enabled attendees to connect financials to real-world impact and understand what responsible, community-driven lending looks like in practice.

Pearl Square

A visit to Pearl Square, part of an ongoing effort to revitalize more than 20 blocks of downtown Jacksonville, revealed how purpose-driven investment can reshape an entire community. Guided by Gateway Jax CEO Bryan Moll, investors explored a redevelopment effort rooted in a deep conviction in Jacksonville’s future, designed to breathe new life into the city through a mix of residential, retail, and public infrastructure.

From thoughtfully designed living and communal spaces to retail offerings anchored by a full-service Publix grocery store in a previously underserved area, each element reflects a broader vision focused on accessibility, connectivity, and growth. Together, these components illustrate how purposeful capital, when deployed at scale, can help shape not just individual properties but the entire fabric of a community.

DLP Headquarters

For many attendees, visiting DLP headquarters proved to be one of the most memorable moments of the tour, offering a unique opportunity for investors to meet the people directly responsible for stewarding their capital day in and day out. Conversations with team members across departments, paired with a look into how the firm operates, presented a level of transparency not often experienced in traditional finance settings—putting faces to the work and highlighting the expertise, coordination, and care behind each investment. 

Dream World Golf

Just steps from headquarters, we visited Dream World Golf, which is the only project on the tour that Don can monitor from his office window! Visiting gave investors a look at a community designed to meet evolving housing needs in a high-growth market. The 55+ rental development includes a portion open to non-55+ residents, supporting an inclusive and dynamic approach to attainable housing development.

With amenities and shared spaces curated to foster connection, activity, and comfort, attendees saw how the community was designed not just as a place to live, but as a place for residents to thrive—highlighting how a strategy can thoughtfully capitalize on demographic trends while still making a sizeable impact in the local community.

Across each property, a clear thread emerged: capital is not static—it is active, purposeful, and continuously at work. Experiencing these developments left investors reassured and inspired, reinforcing a simple but powerful truth: while an asset’s performance can be measured in returns, its full impact is best understood by witnessing the communities it helps create.
