Director of Resort Management & Operations

The Director of Resort Management & Operations is responsible for leading our Dream Jacksonville Outdoor Resort and Dream Vilano | St. Augustine Outdoor Resort, as well as providing oversight to Island Oaks RV Resort.

What you have already achieved: (Requirements) 

  • 10+ years of resort hospitality experience
  • 5+ years of senior leadership experience
  • Vacation rental experience preferred
  • Owner relations and condo/home sales experience preferred
  • Corporate and wedding event booking management experience preferred

What you are great at: (Responsibilities)

  • Take an active role in programming and planning throughout the design and opening of DLP's hospitality properties, e.g., Dream Jacksonville, Dream Vilano, and Island Oaks RV Resort.
  • Oversee the on-site teams at Dream Jacksonville & Dream Vilano once opened.
  • Establish and maintain excellent customer service and guest relations on all properties.
  • Staff management and training, including reviewing and approving resort staffing plans, customer service training programs, and conducting periodic performance reviews and feedback.
  • Oversee the maintenance programming and upkeep of resort facilities and amenities.
  • Strategic planning and development to facilitate the resorts' long-term growth and improvement.
  • Oversee the use of technology in operations, such as reservation systems, POS systems, and guest communication tools.
  • Provide well-thought-out insight, recommendations, and analysis to senior leadership.
  • Propose and implement market and pricing strategies.
  • Build relationships with local event operators and corporate clients to support and promote resort occupancy, services, and packages.
  • Drive performance with on-site management teams, holding them accountable to revenue goals and monthly expense management.
  • Conduct weekly on-site visits to the portfolio, with an estimate of four days per week at properties.
  • Manage the assets in your portfolio to a predefined asset strategy, working with the Executive Team to ensure asset performance meets the company's investment objectives. This includes working with Development & Construction on new developments and lease-up communities.
  • Develop and prepare initial and annual budgets, monitor expenses and control costs, and provide periodic reporting.
  • KPI Management: Manage daily, weekly, and monthly KPI (key performance indicator) reporting to monitor and drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control, and production of rent-ready apartments.
  • Lead marketing and revenue strategy.
  • Complete monthly forecasts and Revenue Acceleration Plans to proactively develop plans to address anticipated income and expense variances and correct areas of underperformance within the communities or portfolio.
  • Deliver exceptional service to owners and guests.
  • Lead the annual budgeting process.
