Millions of American renters are being squeezed by rising housing costs. Today, 22.4 million renter households spend more than 30% of their income on rent and utilities, while moderate-income households are experiencing some of the fastest-growing affordability challenges.
These working families—including teachers, medical assistants, social workers, and home health aides—often earn too much to qualify for government-assisted housing but not enough to comfortably afford luxury rentals or homeownership.
Attainable workforce housing is designed to help fill that gap. For investors, it may also provide access to a segment of the multifamily market supported by broad, recurring demand.
In 2026, owning a home with a mortgage costs 36.9% or $548 more per month, on average, than renting.
