In Q3 2022, the DLP Building Communities Fund invested in the development of Living Fully Sevierville, a 312-unit, garden-style multifamily community in Sevierville, TN.

The property is just 10 miles from Pigeon Forge and the attractions of the Smoky Mountains— including Dollywood—and roughly 30 miles east of Knoxville, home to the University of Tennessee and a growing population of transplants and young professionals. Its central location also makes it a commutable option for those priced out of Nashville.

There is 312 units in total, we might have done 100 units in phases and it could've taken 4 to 6 years to get the entirety of that complex built out. Working with DLP has given us the ability to come in and make it all one phase turning the construction timeline into 18 months as opposed to the 5 or 6 years without DLP.

Development took roughly three years, with preleasing beginning before completion. 81 residents and their families have already moved into the community, and leasing activity has quickly gained momentum. As of September 29, 2025, Living Fully Sevierville is 30.7% leased and 28.2% occupied, exceeding budgeted occupancy by 9.2%.

The community is projected to achieve stabilization during the third quarter of 2026 at a projected occupancy rate of 93%. The apartments are designed with both comfort and style in mind. Studios, one-, two-, and three-bedroom units feature granite countertops, stainless steel appliances, luxury vinyl plank flooring, and glass stovetop ranges. Spacious patios and balconies provide private retreats with spectacular views of the Smoky Mountains.

Living Fully Sevierville is built to foster community well beyond apartment walls.
