Earlier this year, DLP Capital announced that the Living Fully Community Fund (the “Fund”) was opening to all accredited investors. Here are the two communities that anchor the portfolio.

Ozark Outdoors Resort and Blue Springs Ranch sit about fifteen minutes apart in the Missouri Ozarks, just over an hour from St. Louis. Together, they span more than 560 acres along the Meramec River and offer everything from tent sites and RV hookups to cabins, chalets, and Conestoga wagons. They draw from the same regional customer base—families and groups from St. Louis and Kansas City looking for a memorable weekend within driving distance of home. And they've both been doing it for decades.

What they don't share is a personality, which turns out to be one of the most compelling things about owning both.

Ozark Outdoors: the resort built for gathering

Operating since 1960, Ozark Outdoors has grown from a riverside campground into a full-scale resort destination—and floating the Meramec, Huzzah, and Courtois rivers is still what brings most people through the gate. On any given summer weekend, Ozarks Outdoors can host between 1,300 and 2,000 guests.

But floating isn't the only draw anymore. The Floating Treetops Aerial Park—a high ropes course set among the trees, one of the largest of its kind in the country—has become a signature experience in its own right. Themed weekends, signature experiences, live music, and movie nights keep the property buzzing well after the river goes quiet.

The Bull Float Trip is the Ozarks' most legendary river weekend event, held every August at Ozark Outdoors Resort. Now in its 23rd year, this iconic tradition draws thousands of guests for massive river floats, live country music, camping, and an unforgettable outdoor party on the Meramec. For many, Bull Float is more than an event—it's an annual tradition shared with friends and family, creating memories that span generations and helping make Ozark Outdoors a destination guests return to year after year.

Following Bull Float weekend, guests can extend their Ozarks getaway with the resort's Route 66-inspired promotion through September, celebrating its deep roots in the region and its place in Missouri’s broader tourism story.

As DLP Capital’s President of Development and Construction Jim Boyce put it: "Ozark Outdoors is like the summer camp you grew up seeing on TV." The DLP Capital team is continuing to invest in that feeling—with cabin renovations already underway and a focus on expanding programming to extend the season beyond the summer peak.

Blue Springs Ranch: the retreat built for families

Fifteen minutes down the road, Blue Springs Ranch offers a different experience. Set across 212-acres, the property features 33 cabins—plus Conestoga wagons—165 RV sites, and horses that roam freely throughout the grounds. Floating is just as central here, but the atmosphere is decidedly more family-oriented and slower paced than its near neighbor.

The Rodeo returns to Blue Springs Ranch this September, bringing families together for a full weekend of activities and entertainment. It's one example of the types of experiences that help create the sense of community that makes Blue Springs Ranch a sought after gathering place for families across the region—not just filling a weekend but giving families a reason to come back to the same place, at the same time, every year.

Like Ozark Outdoors, Blue Springs benefits from guests who don't just visit once. Many visitors who first experienced the property as children now return with their own children and grandchildren. What may have started as a camping trip has evolved over time into family traditions that span generations.
