Job Description
The Marketing Manager is responsible for devising and executing innovative strategies to amplify targeted traffic and rental income for the communities and company. This entails a multifaceted approach encompassing digital marketing, website optimization, social media engagement, bolstering Google presence, and reputation management. In close collaboration with the Director, Marketing & Strategy, this role assumes responsibility for upholding DLP Capital's brand guidelines and standards across all assets. Serving as the linchpin in driving local traffic to the communities, this position serves as the resident expert in leveraging cutting-edge digital marketing practices to propel revenue generation, ensuring that budgeted income across all communities is met and exceeded.
As the brand's voice, the Marketing Manager interfaces closely with the communities to orchestrate the seamless execution of effective and coherent messaging, marketing, and branding strategies. The ultimate aim is to maximize leasing potential, cultivate brand awareness and enrich the lives of our residents. Through a strategic blend of creativity, market insight, and tactical execution, this role is pivotal in shaping the communities' perception and positioning them for sustained success in a competitive landscape.
What you have already achieved: (Requirements)
- Proficiency with digital marketing platforms, automation tools, and analytics for date-driven decision making.
- 3+ years of multifamily housing marketing experience with knowledge of market trends and renter demographics.
- Strong attention to detail and ability to analyze marketing performance data for insights and accuracy.
- Bachelor's degree in marketing, business administration, or related field.
- Creative and adaptable, with the ability to innovate marketing strategies in a shifting industry landscape.
What you are great at: (Responsibilities)
- Develop, implement and monitor marketing strategies and campaigns, using analytics to attract prospective tenants to optimize performance.
- Oversee digital performance marketing (SEO, SEM, paid social, Google Performance Max) and manage budgets to maximize ROI.
- Coordinate production of marketing collateral and ensure all materials align with brand standards and guidelines.
- Draft, present, and maintain an Annual Business Marketing Plan for each assigned community, outlining key initiatives, seasonal campaigns, digital advertising strategy, outreach efforts, and event programming for the year ahead. The plan must align with the company’s overall marketing objectives, reflect the community’s positioning within its market, and include measurable performance indicators.
- Manage and optimize AppFolio CRM workflows, ensuring effective lead management, campaign integration, and data-driven insights to improve conversions.
- Partner with onsite leasing teams to develop community-level campaigns, events, and outreach initiatives.
- Oversee social media strategies and reputation management platforms (including JTurner) to drive engagement, surveys, and brand trust.
- Develop and maintain relationships with external vendors such as ILS advertisers, prop tech partners, designers, and printers.
- Plan and execute resident and community engagement initiatives, including events, referral programs, and partnerships with local businesses and organizations to enhance brand visibility.
- Stay up-to-date on industry trends, best practices, and emerging technologies in apartment marketing.
- Provide training and support to leasing teams on marketing initiatives and strategies.
- Report on marketing performance, including key metrics and insights, to asset and regional managers.
