DLP Capital recently hosted a webinar exploring the strategy, structure, and performance behind the DLP Housing FundDLP Building Communities Fund, and DLP Living Fully Community Fund

The session opened with an analysis of multifamily fundamentals, highlighting a slowdown in new construction and the widening affordability gap between renting and homeownership. The team discussed how evolving supply-demand dynamics are driving long-term demand for attainable housing in high-growth markets like the Sun Belt, while also creating potential opportunities for investors throughout 2026 and heading into 2027. 

Shifting into updates across DLP’s equity platforms, the team reviewed performance from the DLP Housing Fund, including recent refinancing activity designed to reduce borrowing costs and three new acquisition opportunities located in Northeast and Central Florida.

Attendees learned about the new DLP Living Fully Community Fund and its focus on manufactured housing, RV resorts, and cottage-style communities designed to foster connection, accessibility, and quality of life. Featured projects included St. Augustine Ocean Club and Southern Hammock, both of which reflect DLP Capital’s continued emphasis on attainable, lifestyle-oriented housing solutions.

The session then turned to the DLP Building Communities Fund and its active pipeline of workforce housing developments currently underway across Texas, Florida, and other Sun Belt markets. The team discussed current projects under construction and in lease-up, such as Living Fully Orchard Farms in Fort Worth, Texas, as well as the fund’s updated return targets. 

A significant portion of the webinar focused on potential tax efficiency* and the role of real estate depreciation strategies, including cost segregation and tax shielding. The team also shared examples demonstrating how tax-efficient investment structures may enhance long-term after-tax investor outcomes.

From market fundamentals to active development and acquisition activity, the session provided a comprehensive look at how DLP Capital’s equity platform is equipped to navigate today’s evolving market environment while remaining focused on long-term attainable housing opportunities.
