DLP Capital Acquires Outdoor Hospitality/RV Resorts Spanning 550+

Institutional scale portfolio spanning two resorts with 770 sites; Riverfront amenities include rafting, aerial rope courses, and ziplining

St. Augustine, FL – DLP Capital, a private real estate investment firm, announced that it has acquired two outdoor hospitality/RV campground resorts in the beautiful Ozark Mountains outside St. Louis, Missouri. The acquisitions span 568 acres in total and include Ozark Outdoors, a riverfront resort with 467 sites, and nearby Blue Springs Ranch with 246 sites. The resorts offer rental options ranging from RV sites and cabins, to tent sites, and chalets. The high-end resorts are rich in amenities, capitalizing on river frontage by offering everything from rafting, kayaking, canoeing, and tubing, to aerial rope courses, ziplining, and family-fun amenities such as drive-in style movies, sand volleyball, swim beaches, horseback riding, and more.

The acquisitions bring DLP Capital’s total investment in the outdoor hospitality sector to nearly 2,000 RV pads owned or in development in Florida and Missouri, as the firm continues to invest in burgeoning alternative rental housing sectors. Another 900+ are currently in design for resorts in Georgia and Florida, in addition to tiny homes, cabins and other outdoor hospitality. In line with these investments, DLP Capital is introducing the new brand name “Dream Outdoor Resorts” for its growing portfolio of outdoor resorts across the country, with the two Ozark resorts joining the brand..

In addition to growth in the outdoor hospitality market in general, there has been exponential growth in the RV industry in particular, with more than 11 million households in the US now owning RVs. Many Americans are shifting the way they vacation and are also viewing RVs as an alternative to second homes.

Ozark Outdoors is situated in Leasburg, Missouri, 85 miles southwest of St. Louis. The 348-acre resort, tucked into a valley amid lush rolling hills, features over a mile of riverfront lodging and camping along the Meramec River. The surrounding Ozark Mountains reach a peak of more than 2,500 feet. The resort has 235 RV sites, 180 tents, 27 cabins, 20 motel rooms, and 5 large chalets. A thriving river rafting business caters to over 2,000 guests weekly, with float/boat trips featuring swimming holes and nesting eagles along the way. The resort also features a treetops aerial course, clubhouse, restaurant/bar, general store, and swimming pool among the amenities, along with nearby attractions such as the popular Cathedral Caverns. The resort is located at 200 Ozark Outdoor Lane in Leasburg, seven miles off I-44. The resort was built in 1960 with improvements added in the 2000’s.

Blue Springs Ranch is located just 20 minutes from Ozark Outdoors and is only a one-hour drive from St. Louis. Spanning 220 acres, the resort features 156 RV sites, 57 tent sites, and 33 cabins. The resort is situated along the Meramec River, with other spring-fed rivers on site. Amenities include river rafting, zip line course, trail rides, fishing spots, swimming pool, general store, picturesque hiking trails, and more. The resort, built in 1988, is situated at 1246 Blue Springs Road in Bourbon, Missouri.

DLP Capital’s portfolio of outdoor hospitality and campground resorts also includes: Dream Outdoor Resort Callahan, under development north of Jacksonville, Florida; Ocala North RV Resort in the heart of central Florida’s horse country, in Ocala; and the lakeside Island Oaks RV Resort, in Glen St. Mary in northern Florida.
