DLP Capital was Calibrex’s lending partner for the developer’s Aurora Oaks in Ocala, FL, The loan closed in January 2024. Phase I of the project is expected to be completed in December 2024. Once sold, 80%+ of the outstanding loan balance will be repaid. In addition, Calibrex will use CDD bonds to finance the infrastructure work, and will use a portion of the bond proceeds to pay down the remainder of the loan from DLP. Municipal financing offers significant advantage to a project of this scale and allows Calibrex to play an impactful role in easing the city’s attainable housing needs. DLP is working closely with Calibrex throughout this process to ensure that the timelines for both debt and CDD funding will seamlessly support the project’s execution.
Comprising 1,181 units divided into freehold townhomes, freehold single-family detached homes, and multi-family apartments, Aurora Oaks will be developed over three phases. Phase I and II will include 544 freehold townhomes and 83 2-story single-family detached homes, respectively, while Phase III will encompass a 3-story, 552-unit multi-family community. Initial construction will involve 197 townhome units and all 83 detached lots. A local builder has inked an LOI with Calibrex to purchase the entirety of Phase I, divided into two tranches. This scheduled handover will commence in July 2024 and is expected to conclude by the summer of 2025. Once completed, the sale will generate over $20M in revenue for the Canadian developer.
