DLP Capital is excited to fund a $13.7 million loan to support the development of The Enclave at Kings Fort, a new residential community in Kaufman, Texas. Located on the east side of County Road 151 approximately 40 miles from downtown Dallas, this 41-acre site is situated in the southeastern corner of the Dallas-Fort Worth-Arlington, TX Metropolitan Statistical Area (Dallas MSA), the fourth-largest metro area in the United States.
The property is entitled for a 215-unit subdivision, which will feature a mix of townhomes and detached homes on lots ranging from 5,000 to 7,000 square feet. The development is well positioned to meet the increasing demand for new homes in this rapidly-growing region.
Strong Interest from DR Horton
DR Horton, a leading national homebuilder, has expressed strong interest in acquiring The Enclave at Kings Fort. DR Horton’s letter of intent, which is still being finalized, indicated the company’s desire to acquire all 215 lots. This early enthusiasm speaks to the project’s potential and the appeal of the community we are helping to create.
Partnering with Calibrex Developments
For this project, we are partnering with Calibrex Developments, a trusted homebuilder with a 20-year track record of bringing thriving communities to life in Ontario, Canada. Calibrex recently expanded into the U.S. and has already secured approvals for over 1,100 units in Ocala, Florida. The Enclave at Kings Fort, meanwhile, marks the company’s first foray into Kaufman, Texas. Calibrex expects to deliver the community’s first units within the next 12 months.
