Why North Texas needs attainable housing
All three communities sit in the path of one of the country's fastest-growing housing markets. Fort Worth's population has grown 9.7% since 2020, making it the fourth-largest city in Texas and the 11th-largest in the United States.1, 2 In mid-2024, the city surpassed one million residents, making the Dallas-Fort Worth metroplex the only U.S. metro area with two cities exceeding one million residents.3
Similar growth is also being seen beyond the city limits. Just west of Fort Worth, Weatherford's population climbed from 30,854 residents in 2020 to an estimated 40,634 by mid-2025, a 31.6% increase in five years.4 And that momentum is not confined to the city. Parker County overall expanded from 148,222 to 184,767 residents—a 24.6% increase—over the same period.5
This growth is competing with a housing-cost gap that puts home ownership out of reach for many of the area's new arrivals. In Weatherford, the median monthly cost of owning a home with a mortgage is $2,154, compared to the median gross rent of $1,527—a difference of more than $600 a month.4
This dynamic is not unique to North Texas. Recently, the George W. Bush Institute-SMU Economic Growth Initiative found that 13 of the 15 fastest-growing metro areas in the country between 2010 and 2023 were located in the Sunbelt, with Dallas-Fort Worth among them.6 As population growth continues to outpace housing affordability in many of these markets, demand for build-to-rent and single-family rental communities has continued to expand.7
These three communities in particular are attainable—not affordable—housing, providing market-rate units priced for households earning at or near the area's median income, with no rental subsidy involved. These communities are built to serve teachers, healthcare workers, and other essential employees who earn too much to qualify for subsidized housing but too little to comfortably absorb the area's rising home prices.
